Roof Replacement in Rossmoor
When a roof is past fixing, we replace it. First we get up there, check the roofing, the flashing and the decking, and show you what we found. If a repair will carry you a few more good years, we tell you that instead.
When a new roof is the right call
Roofs rarely give out in a single day. Shingles lose their granules, the felt beneath tile dries and splits, and patches pile up. Eventually you're paying for repairs on a roof that is close to done. That's the point where replacing it makes sense, and no sooner.
We quote every replacement only after a free inspection. We get on the roof, go through the attic with a flashlight and take photos of anything that looks off. Then we go over it with you in plain words and give you a free written estimate. Our owner has 40 years of roofing experience, and that time is how we tell a roof that's finished from one that just needs repair.
Plenty of older homes around Rossmoor have already been reroofed once or twice. Some have extra layers that need to come off. Others have decking that's still solid. We sort that out before we price the job, so you get a number you can count on.
What comes with a new roof
Stripped down to the wood
We remove all the old roofing, every layer. It's the only way to see the deck and fix whatever is damaged.
Fixing the decking
Soft, rotted or delaminating plywood gets cut out and replaced. If there's more than the estimate covered, we stop, show you photos and talk it through before continuing.
New underlayment and flashing
Fresh underlayment goes over the whole deck. Walls, chimneys, skylights and valleys get new metal, not reused flashing, because that's where most leaks start.
Attic ventilation
We look at the intake and exhaust vents and set them up for the new roof. An overheated attic with poor airflow cooks the roofing from underneath and shortens its life.
Shingle or tile, your pick
We put on asphalt shingle or tile by the manufacturer's instructions. We are a GAF Certified Contractor. See our Tile Roofing and Asphalt Shingle Roofing pages for more on each.
Permit and daily cleanup
We handle the permit and meet the inspector. Each day we cover plants, sweep the yard and driveway with a magnet for nails and haul away the old roofing.

Signs your roof may be ready for replacement
- Curled or bald shingles
- Shingles that cup, crack or have lost their gritty coating can't shed water the way they should. Check the gutters too. Piles of granules mean the surface is wearing thin.
- Slipped tiles and tired underlayment
- Tile often outlasts what's under it. If tiles are sliding or you see staining at the eaves, the layer that actually keeps water out may be done.
- Water showing up all over
- A single drip can usually be fixed in a morning. When ceiling spots turn up in several rooms at once, the whole roof is wearing out, not just one spot.
- A sagging roofline
- A dip between rafters or a wavy ridge often means wet or broken decking. That needs a look soon.
- More patch than roof
- Mismatched shingles, tar over flashing and old repairs on top of repairs tell us money is going in and not coming back out.
How a replacement job runs
- 1
A look, with photos
We go over the roof and the attic, then sit down with you and the photos. You hear what we found before we recommend anything.
- 2
A line-by-line estimate
The free written estimate lists tear-off, a decking allowance, materials, flashing and the permit separately. Financing is available through Service Finance Company, subject to credit approval.
- 3
Permit and a start date
We pull the permit and set the start date. Beforehand, we let you know what to move, like cars in the driveway or patio furniture against the walls.
- 4
Old roof off, new roof on
We only tear off what we can close back up the same day, so your home never sits open overnight. Then come decking, underlayment, flashing and the new roofing.
- 5
City sign-off and walk-through
Once the city signs off on the permit, we do a last magnet sweep of the yard and walk the property with you to wrap up.
What moves the price of a new roof
We can't give a fair price without seeing the roof. Square footage is only part of it. What's under the old roof and what you put on top matter just as much, and your free written estimate breaks each piece out.
- Size and pitch
- A bigger roof takes more shingles or tile and more hours on the job. A steep pitch slows the crew down, since everyone works tied off and moves with care.
- Layers coming off
- A second or third layer of old shingles adds tear-off time and dump fees.
- Condition of the decking
- Sound plywood costs nothing extra. Rotted sheets get replaced, and we show you each one before it's counted.
- Material choice
- Asphalt shingle and tile differ in material cost, weight and install time. Tile sometimes calls for checking that the framing can carry it.
- Chimneys, skylights and vents
- Every opening in the roof needs its own flashing work. A plain roof with few openings goes faster than one cut up with details.
Questions about getting a new roof
- Could a repair work instead of replacing the roof?
- Often it can. When the trouble is limited to one area and the rest of the roof has plenty of life, we tell you and price a repair. Our Roof Repair page explains that work. We only suggest replacement when what we find shows it's the better use of your money.
- Will insurance pay for a new roof?
- Possibly, when a storm did the damage. We work directly with your insurance claim: we supply photos and measurements and meet the adjuster at your home. Coverage depends on your policy and the adjuster. Our job is to make the damage clear.
- How long does a replacement take?
- A shingle roof on a single-story house is usually a few days. Tile roofs and larger roofs run longer. Weather, decking repairs and the city's final inspection can push the schedule, and we let you know if dates shift.
- Does someone have to be home during the work?
- No. It helps if you're around the first morning to go over the plan and at the end for the walk-through. Tear-off is noisy and the hammering carries through the house, so plenty of homeowners leave for work or errands. Keep pets inside or away from the yard while the crew is up top.
- Can I spread out the payments?
- Yes. Financing is available through Service Finance Company, subject to credit approval. We'll go over it with you along with the estimate.

Find out what your roof really needs
