Asphalt Shingle Roofing in Rossmoor
We install and repair asphalt shingle roofs on homes across Rossmoor. Before we suggest anything, we walk the roof, check the deck and flashing, and tell you plainly what we found. Then you get a written estimate and decide.
What Shingle Roofing Covers
Asphalt shingles are the most common roof on single-story homes around here. They cost less than tile, they go on fast, and a good shingle roof sheds winter rain for many years. But the shingles are only the top layer. What keeps water out is the underlayment, the flashing and the way each nail is set.
So we start by looking. We check the shingles, then the parts most people never see: pipe boots, wall flashing, valleys and the wood under it all. When a few fixes will keep your roof sound, you hear that first. When the shingles are spent, we show you photos of why and talk through roof replacement.
Our owner has 40 years of roofing experience, and most of it comes down to the same lesson. Problems start at the edges and openings, so that is where we look hardest.
What a New Shingle Roof Includes
- Full tear-off to the deck
- We remove every old shingle and the felt under it. With the decking exposed, rot and weak areas get found and fixed instead of covered up.
- Sheathing repair
- Soft or rotted plywood is replaced. A lot of older houses still have spaced boards from a former wood shake roof, and those get covered with solid sheathing before shingles go on.
- Underlayment and drip edge
- The entire deck gets synthetic underlayment, and metal drip edge runs along the eaves and rakes so water falls away from the fascia.
- Fresh flashing and pipe boots
- Step flashing at walls, valley metal and the rubber pipe boots are all replaced. Rubber cracks after years of sun, and split boots are behind many of the leaks we find.
- GAF shingle system
- As a GAF Certified Contractor, we put on GAF shingles with matching starter strip and hip and ridge caps. Each nail lands in the nailing strip, at the number the manufacturer specifies.
- Ventilation and cleanup
- We check that the intake and exhaust vents let the attic breathe. When we're done, a magnet goes over the yard and driveway to pick up stray nails.
Signs Your Shingles Need Attention
Granules in the gutters
Shingles shed their gritty top coat as they age. If you see piles of that grit where the downspouts empty, the asphalt below has lost its cover and the sun is drying it out.
Curling or cracked shingles
South and west slopes take the most sun. Edges that curl up or tabs that crack let wind get under them.
Missing tabs after wind
Dry fall winds can lift and tear off shingles that have lost their seal. One missing tab is a repair. Many on the same slope usually means the seal strips have failed.
Stains on the ceiling
A brown ring often shows up near a vent pipe or chimney. That points to flashing or a pipe boot more often than the shingles themselves.
Sagging rooflines
A dip between rafters usually means wet or weak decking. That needs a close look before the next rainy season.
What Moves the Price
Every shingle roof is priced after we see it. Two houses the same size can come out very different once the old roof is off. We put every item in writing so nothing shows up later as a surprise.
Size and steepness
A bigger roof takes more bundles, more underlayment and more hours. Steep slopes slow the crew down and call for extra safety gear.
Condition of the deck
Rotted plywood or old spaced boards add sheathing to the job. We count it from what we find, and show you photos.
Shingle line
Standard architectural shingles cost less than heavier designer lines. We walk you through the options and what each one gets you.
Layers to remove
A second layer of old shingles means more tear-off time and more dump fees.
Flashing, vents and extras
Chimneys, skylights, extra pipes and added attic vents each add work. New gutters can be priced on the same estimate if you need them.
How a Shingle Job Runs
- 1
Roof check
We go over the roof, check the attic when it's reachable and take photos. We show you what we saw and explain it in simple terms.
- 2
Line-by-line estimate
Your free written estimate breaks out tear-off, deck repair, flashing and materials separately. We'll also tell you what we'd choose if the house were ours.
- 3
Permit and start date
We get the permit and, when possible, schedule the job for the dry months. We let you know when the driveway needs to be clear of cars.
- 4
The install
We tarp the plants and the walls of the house. Most single-story homes are stripped and reshingled in one or two days, and the deck is never left open overnight.
- 5
Walk-through and sign-off
We go over the finished roof with you and clean the site. The county inspector then gives the permit final approval.

Shingle Roofing Questions
Can new shingles go right over the old roof?
We tear the old roof off instead. A layover hides rotted wood, holds in heat and makes the next reroof harder. It also skips any look at the decking or flashing.
How can I tell if I need a repair or a new shingle roof?
We decide once we've inspected, not before. If the shingles still have their granules and the leak traces to a single boot or piece of flashing, a roof repair is usually the better choice. If whole slopes have gone brittle, a patch only buys a short stretch of time.
How do asphalt shingles compare with tile?
Shingles are much lighter and cost less to put on. Tile lasts longer but needs framing strong enough to carry it. Our tile roofing page explains that option, and we can compare the two on your own house.
Is financing an option?
Yes. Financing is available through Service Finance Company, subject to credit approval. We'll cover it when we review your estimate together.
Can you help after a storm damaged my shingles?
We work directly with your insurance claim. We photograph the damage and explain our findings, and the adjuster decides what is covered. Our storm damage repair page shows how that process works.
