Commercial Roofing in Rossmoor

We repair and replace roofs on small commercial buildings, from shops and offices to light industrial space. Before we suggest anything, we walk the whole roof, check the drains, seams and flashing, and tell you plainly what we found.

Roof Work for Business Buildings

Most commercial roofs around here are low-slope. That means single-ply membranes like TPO, modified bitumen or older built-up tar and gravel. They fail in different ways than a pitched roof. Water sits instead of running off, seams open up, and leaks show up far from where they start.

So we start on the roof, not at a desk. Our owner has 40 years of roofing experience, and all that time up top shapes how we read a building. We look at what is really there and give you a straight answer. Some roofs have good years left with the right patch work. Others are worn out and need a plan for new. You make the call once you have the facts.

We are a GAF Certified Contractor. We work with building owners and property managers in Rossmoor, Los Alamitos, Seal Beach, Cypress and nearby cities.

What Our Commercial Roofing Covers

Full roof inspection
We walk the field of the roof, the edges and every penetration. You get photos of what we found and a written summary in everyday words.
Membrane and seam repair
Split seams, punctures and blistered spots get cut out and patched with compatible material. We do not glue new product over a failing layer and call it fixed.
Flashing at parapets and curbs
Walls, HVAC curbs, vents and skylights are where most commercial leaks start. We reseal or rebuild the flashing so water has no way under it.
Drains, scuppers and ponding
Clogged drains and low spots hold water that wears out a membrane early. We clear what we can and tell you when the deck needs tapered insulation to fix the slope.
Full roof replacement
When repairs stop making sense, we tear off, check the deck and install a new low-slope system. We handle the permit and check whether California's energy code calls for a cool roof surface on your job.

Signs Your Building's Roof Needs Attention

  • Ponding that lasts past two days

Water on a low-slope roof should be gone within a day or two. If it hangs around longer, it's wearing down the membrane and putting extra weight on the deck.

  • Marks on ceiling tiles

Brown rings on a drop ceiling usually point to a slow leak that has gone on for some time. The actual entry point can be many feet from the stain.

  • Seams lifting or open

Check the lap lines where the membrane sheets overlap. If a finger fits under an edge, so can water.

  • Surface cracking or blistering

Blisters, alligator cracks and bare spots on an older built-up or modified roof show the top layer has worn out. Years of strong Southern California sun make it happen faster.

  • Drips near rooftop equipment

When leaks line up with HVAC units, the flashing at the curb has probably failed. It's one of the most frequent problems we're called about on business roofs.

What Moves the Price on a Commercial Roof

There is no fair price until we have been on the roof. Two buildings the same size can need very different work. These are the things that change the number most.

Roof size and layout

Square footage matters, but so does how many walls, curbs, vents and drains break up the surface. Each one takes detail work.

Condition of the deck and insulation

Wet insulation has to come out. Soft or rotted decking gets replaced. We often cannot see this until we open the roof, and we show you when we do.

System and material choice

TPO, modified bitumen and other systems differ in cost and in how they handle heat and foot traffic. We explain the trade-offs for your building.

Access and scheduling

Tall buildings, tight lots and work that has to happen after hours all add time. Permits and any energy code requirements also play a part.

How a Commercial Roof Job Goes

  1. 1

    Phone call and site visit

You call, we set a time that works around your business hours. We ask who has roof access and where the leaks show up inside.

  2. 2

    Inspection and findings

We go up, take photos and note the condition of the membrane, seams, flashing and drains. You get a plain report and a free written estimate.

  3. 3

    Planning the work

We set dates that keep disruption low for your tenants or customers. If a permit is needed, we pull it. Staging and material drop-off get planned so entrances stay clear.

  4. 4

    The work and the walk-through

Our crew keeps the site picked up each day and protects equipment on the roof. When we finish, we walk it with you and show what was done.

Commercial Roofing Questions

Is a repair possible, or does the roof need replacing?

In many cases a repair works. When the membrane is solid and the trouble is at seams, flashing or drains, a repair can add years. When the insulation is soaked or the surface is worn out across the whole roof, we'll tell you that as well, with photos.

Will I have to close while you work?

Most of the time, no. The work stays mostly up on the roof, and we schedule loud tear-off and deliveries around your hours when we can. Access and parking get sorted out before day one.

Can you help with a claim on a commercial property?

We work directly with your insurance claim. We record the damage with photos and measurements and can meet the adjuster on site. Coverage is the adjuster's decision, not ours.

Can we finance the work?

Financing is available through Service Finance Company, subject to credit approval. We can talk it through by phone or at the estimate.
