A Roofing Company That Explains Itself

Rossmoor Roofing Experts is a local roofing company that does things in order. Look first, explain second, recommend third. Too many homeowners get a price before anyone has climbed a ladder. We think that's backward.

Many homes around here have roofs that have been patched more than once over the decades. Old repairs can hide new problems, so we take our time reading the roof before we say what it needs. When we find something, you see it too.

If you're dealing with a storm or a leak and an insurance claim, we work directly with your insurance claim. We'll document the damage and explain what we found, so you can talk to your adjuster with clear facts in hand.

Why Homeowners Call Us First

We would rather tell you a repair will do than sell you a roof you don't need. Here is how we work on every job.

We look before we talk price

We walk the roof, check the flashing, vents and valleys, and look in the attic when we can. Then we tell you what we saw. The price comes after.

Photos of what we found

You may never climb up there, so we bring the roof down to you. We show you pictures of the cracked tile, the lifted shingle or the rusted flashing, and explain what each one means.

A straight repair-or-replace answer

If a section can be fixed and will hold, we say so. When a roof is worn out, we point to the signs, like brittle underlayment or leaks that keep turning up in new spots, and explain why another patch won't last. You make the call.

Your yard and home protected

We cover plants and walkways, keep debris off the driveway and clean up at the end of each day. Nails get picked up with a magnet before we leave.

Help in English and Spanish

Se Habla Español. We can walk you and your family through findings, estimates and the work itself in either language.

What Goes Into Your Roof Price

Every roof is different, so we won't guess at a price on the phone. Your number is based on what we find up top and in the attic. Here is what changes it the most.

The estimate costs nothing and lists each part of the job on its own line, so you know what every piece costs. Financing is available through Service Finance Company, subject to credit approval.

How big and how steep
More roof means more material and more hours. Steep pitches call for harnesses, roof jacks and slow, careful footing, which adds time.
What the roof is made of
Concrete tile, clay tile, asphalt shingles and flat systems all have different material and labor costs. Tile is heavy and slower to set, though on a re-roof we can often reuse the sound pieces.
Damage you can't see yet
Rotted decking and tired underlayment stay hidden until the old roof comes off. On older homes we check for soft spots early, so you know the likely range of extra work before the job begins.
Layers underneath
Some roofs have one or two older layers below the top one. Each extra layer means more tear-off work and more dump fees.
Openings and details
Chimneys, skylights, vents and valleys each get flashing fitted by hand. A roof with more of them takes longer to finish.
Permit and getting to the house
Most re-roofs require a city permit and a final inspection. Tight side yards or no driveway can slow deliveries and cleanup.

How the Work Goes

One leak or a whole new roof, the job follows the same steps.

  1. 1

Call us and pick a time

Let us know what you've noticed, and we'll schedule a visit to look at it.

  2. 2

    A look at the roof

We check the roof, the gutters and the attic when it's reachable, taking photos along the way.

  3. 3

Photos, findings and a written price

We go over the photos with you in person and give you a free written estimate listing the work and materials. You don't have to decide that day.

  4. 4

    Doing the job

We get any permit needed, cover your yard and keep you updated. Most repairs are done in a day or less. A full replacement usually runs a few days, based on size and material.

  5. 5

    Walk-through and cleanup

We inspect our own work, sweep up nails and debris, and go over the finished roof with you. If the city has to sign off, we meet the inspector.

What Homeowners Ask Us

Can my roof be fixed, or does it need replacing?
That comes down to what we see once we're up there. When the trouble is in one spot and the rest of the roof is sound, fixing that spot is usually enough. When the underlayment is failing all over, or leaks keep moving from room to room, a new roof usually costs you less in the long run. We sit down with the photos and show you how we reached our answer.
Is there a fee for the inspection?
There isn't. Both the roof check and the written estimate are free, and if you choose not to go ahead, you don't owe us a thing.
Do you deal with insurance companies?
Yes. We work directly with your insurance claim. We photograph and write up the damage and explain what we found. We aren't your adjuster and can't speak for your policy, but we see to it that the damage is well documented.
Is a new roof covered by a warranty?
A roof that qualifies can receive a GAF System Plus manufacturer limited warranty. When we go over your estimate, we'll tell you whether your roof qualifies and what the warranty includes.
Do you offer financing?
We do. Financing is available through Service Finance Company, subject to credit approval. We'll go over it with you when we review your estimate.
Who takes care of the permit?
We do, any time the work requires one. Most re-roofs need a city permit and a final inspection, so we file the paperwork and set up the inspector's visit.
Is Spanish an option?
Sí. Se Habla Español. From the first call to the final walk-through, you can work with us in English or Spanish.
