Flat Roofing in Rossmoor
Flat and low-slope roofs fail at seams, drains and edges long before the whole surface wears out. We walk your roof, check those spots and tell you plainly what we found. Then you get a written estimate for repair or replacement.
What Our Flat Roof Work Involves
Flat roofs aren't truly level. They carry a gentle slope that sends water to a drain, scupper or gutter. Once that slope sags or a seam splits, water collects and works its way inside. Plenty of local homes have a low-slope area somewhere, like a family room addition, a garage, a carport or a patio cover joined to the main roof.
We fix and replace modified bitumen, TPO and built-up roofs. We always inspect before talking about any of that. You learn what the problem is, where it sits and how far it has spread. A solid membrane with a single bad seam is priced as a repair. A roof that's worn out is priced as a replacement, with photos that show why.
What Our Flat Roofing Work Includes
A full roof walk
We check the membrane, every seam, the drains and scuppers, and the edges where the flat section meets a wall or a pitched roof. We take photos so you can see it too.
Ponding and drainage fixes
Standing water is what ages a flat roof fastest. We find low spots and blocked outlets and correct them, sometimes with tapered insulation to rebuild the slope.
Seam and flashing repair
Most flat roof leaks start at a lap seam, a vent pipe or the wall flashing. We open the bad area, dry it out and rebuild it with matching material.
Full tear-off and replacement
When the membrane is brittle or the deck underneath is soft, we strip it down to the wood, replace any rotted sheathing and install a new system.
Material choices explained
TPO reflects sun and stays cooler. Modified bitumen is tough and patches well. We tell you what fits your roof and your budget, in everyday words.
Cleanup every day
Old roofing goes in the bin, not your yard. We sweep for nails and leave the work area clear each evening.
When Your Flat Roof Needs a Look
Puddles still there two days after rain
A small puddle that dries quickly is nothing to worry about. Water still standing after 48 hours tells you the slope or the drain has stopped working.
Bubbles rising in the surface
Moisture or air caught underneath pushes the membrane up. A few small blisters can be opened and patched. A whole cluster usually means the layers are separating.
Cracking like reptile skin
Long years of hard sun dry out older asphalt roofs until the top cracks into an alligator pattern. Once it spreads, a patch only puts off the real fix.
Ceiling stains below the addition
Water can run along the deck before it drips, so the stain often isn't directly below the leak. That's why we track it down from up on the roof.
Edges and seams coming loose
Check along the walls and the roof edge. Membrane that's peeling up or flashing that's come loose lets rain slip behind it.
The Steps of a Flat Roof Job
- 1
A look at the roof
We climb up and go over the roof one section at a time. You get photos and a straight report on what's in good shape and what isn't.
- 2
A price on paper
Your free written estimate breaks the work out item by item. When a repair will do, that's the first thing we price.
- 3
Setting up safely
On the day of the job we secure our ladders, cover plants and walkways near where debris comes down, and place materials so you can still use your driveway when possible.
- 4
Doing the roof
We repair or strip the old roof, replace any bad decking we uncover and put down the new membrane with sealed seams and fresh flashing. If something under the old layers changes the plan, we pause and show you before we keep going.
- 5
Testing the runoff and a final walk
We check each drain and make sure water leaves the roof the right way. Then we show you the finished work and clean up the site.
What Moves the Cost of a Flat Roof
No two flat roofs price out the same. The size matters, but what's under the surface often matters more. We price after we inspect, and the written estimate shows each piece so nothing shows up later as a surprise.
- Repair or full replacement
- Fixing a seam or a drain is a small job. A tear-off down to the deck is a much bigger one.
- Condition of the deck
- If water has been getting in for a while, some sheathing may be soft and need replacing. We can't know how much until we look closely.
- Number of layers
- Older roofs sometimes have two or three layers stacked up. Each one adds tear-off time and disposal.
- Material and insulation
- TPO, modified bitumen and built-up systems cost differently. Adding tapered insulation to fix ponding adds material too.
- Access and tie-ins
- A patio cover off the back of the house is easier to reach than a section boxed in by walls. Where the flat roof joins a pitched roof, the transition takes careful flashing work.
Common Flat Roof Questions
Something not covered here? (562) 442-4601
Is a patch enough, or does my flat roof need replacing?
A patch often does the job. When the membrane still bends and the leak comes from one seam or one drain, a solid repair can hold for years. When cracks run across the whole surface or the deck feels soft, a patch won't last, and we'll be honest about that.
What material works best on a flat roof?
That depends on your roof. TPO is a light color that bounces heat back, which keeps a sunny addition cooler. Modified bitumen stands up to foot traffic and is simple to repair down the road. We lay out the pros and cons for your roof before you pick.
Who actually inspects my roof?
Our owner, who has 40 years of roofing experience, runs the work. He has watched plenty of flat roofs give out and knows the places to check. We are also a GAF Certified Contractor, and GAF builds flat roof membranes along with its shingles.
My flat roof keeps a bit of water on it. Should I worry?
A shallow layer that's gone in a day or two is normal. Deeper water that stays longer wears down the surface and puts extra weight on the framing. We can track down why it's sitting there and correct the slope or the drain.
Is there a way to pay over time?
Yes. Financing is available through Service Finance Company, subject to credit approval. We'll explain it when we hand you the estimate.
