Roof Repair in Rossmoor

We get on your roof, find what is actually wrong and show you before we price anything. Then we fix that part and leave the rest alone. Most roofs do not need replacing. They need the right repair done well.

A fix for the part that failed

Roof repair means fixing one problem area so the rest of the roof keeps doing its job. That could be a few blown-off shingles, a cracked tile, a vent boot that split in the sun, or flashing that pulled away from a wall.

We start every repair with a look at the whole roof, not just the spot you pointed to. Damage often shows up a few feet from where it started. We take photos, walk you through them, and tell you if a repair makes sense or if the roof is close to the end. If it is close, we say so. If it is not, we fix it and you keep your roof.

Our owner has spent 40 years on roofs. That time on ladders is how we tell a ten-year problem from a ten-minute one.

What a repair visit covers

A full look first

We check the field of the roof, the edges, every penetration and the attic if we can reach it. You get photos of what we found.

Shingle and tile replacement

We swap out broken, missing or curled pieces and match them as close as we can. On tile roofs we check the underlayment under the broken tile, since that layer is what actually keeps water out.

Flashing and vent work

Chimneys, skylights, walls and plumbing vents are where most repairs end up. We reset or replace flashing and swap cracked rubber vent boots instead of smearing on more sealant.

Rotted sheathing swapped out

When the plywood under your shingles or tile feels spongy underfoot, that section comes out and fresh sheathing goes in. New roofing never gets nailed over rotted wood. We keep the old piece so you can see the rot for yourself.

Cleanup

Broken pieces, old nails and wrappers get bagged and hauled off with us. A rolling magnet goes over the lawn, the planting beds and the drive so no stray nail ends up in a tire or a bare foot.

Signs your roof needs a repair

  • Stains on a ceiling

A brown ring on drywall means water got past the roof at some point. It may be old or still active. Either way, it is worth a look before the winter rains.

  • Missing or loose pieces

Shingles in the yard or tiles that slid out of line leave a gap. Even a small one lets water reach the underlayment.

  • Cracked or lifted vent boots

The rubber collar around plumbing pipes dries out and splits after years of sun. It is one of the most common leak points we see.

  • Granules in the gutters

Shingles shed their gritty top layer as they age. A lot of it in the gutters or at the downspouts means the shingles are wearing thin.

  • Old patches that keep failing

Tar smeared over a problem buys a season, maybe two. If the same spot keeps coming back, the real cause was never fixed.

How a repair job runs

  1. 1

You call, we set a time

Tell us what you are seeing. We set up a visit for the free inspection and estimate.

  2. 2

    We inspect and show you

We go up, look at the whole roof and take photos. Back on the ground, we walk you through what we saw and what we would do about it.

  3. 3

    You get a written estimate

The estimate lists each repair separately. You can do all of it, part of it, or none of it. No pressure either way.

  4. 4

    Repair day

Most repairs take a few hours to a day. We protect plants and walkways, do the work and check our seams before we come down.

  5. 5

    Final walk-through

We show you photos of the finished repair and clean up the site. If we found anything else worth watching, we tell you.

What sets the price of a repair

Every repair is priced after we have seen the roof, not before. The number depends on what failed, what it is made of and what we find underneath. We put it all in a written estimate so nothing changes without you knowing first.

Roofing material
Asphalt shingles are quicker to repair. Clay and concrete tile take more care to lift and reset without breaking the pieces around them, and matching older tile can take some searching.
Size and spread of the damage
One cracked vent boot is a small job. Flashing that failed along a whole wall is a bigger one.
What is under the surface
Wet underlayment or soft decking adds labor and material. We will not know until we open it up, and we call you before doing extra work.
Roof pitch and access
Steep roofs and tight side yards take more setup and safety gear, which adds time.

Roof repair questions we hear

Something not covered here? (562) 442-4601

Should I fix my roof or replace it?

Three things decide it: how old the roof is, how much of it is worn, and whether the trouble sits in one area or shows up all over. When the damage is limited and the rest still has years in it, a repair makes sense. When it is failing everywhere, patching just means paying twice. Our answer comes with photos so you can judge it yourself.

Can you match my existing shingles or tile?

Usually close, sometimes not exactly. Shingle colors fade and some tile styles are no longer made. We bring samples and tell you up front how close the match will be.

What does the estimate cost?

Yes. The inspection and the written estimate are free, and you are under no obligation to hire us.

Will my insurance cover the repair?

It depends on the cause. Sudden damage like wind is often covered, while wear and age usually are not. We work directly with your insurance claim and give you photos and notes, but your adjuster makes the coverage decision.

Do you offer financing?

Financing is available through Service Finance Company, subject to credit approval. We can go over it with you when we review your estimate.

What materials do you use?

We are a GAF Certified Contractor, so on shingle repairs we use GAF materials where they fit your roof. On tile, we match the tile and use proper underlayment and flashing for the job.
