Roof Inspections in Rossmoor

We get up on your roof, walk every slope and look at what is really there. Then we show you photos and tell you in plain words what is fine, what needs watching and what needs work. You decide what happens next.

A Real Look Before Any Advice

A roof check is the step before any repair or replacement. We start every job this way because you can't price a roof you haven't looked at. Guessing from the driveway is how people get oversold, or end up with a patch that doesn't hold.

Our owner has 40 years of roofing experience, and that shows in what gets checked. Cracked tile, lifted shingles and worn flashing around a vent are easy to spot. Rotted decking under a soft spot, or a valley that has been patched three times, takes knowing where to look.

Plenty of roofs around here sit on houses from the late 1950s and 1960s and have been redone once or twice since. We look at what is on top and what we can see underneath, so you know which parts are sound and which are near the end.

What We Look At

The roofing itself
On every slope we look for broken or shifted tile, curled or missing shingles, lost granules and nails showing. On flat or low-slope areas we check for blisters, splits and places where water collects.
Flashing and openings
Most leaks begin at chimneys, skylights, plumbing vents and where the roof meets a wall. We check the metal, the sealant and how each one was installed.
Soft spots in the deck
As we walk, we mark any spot that flexes under our feet. Decking that feels soft usually means water has been coming in for some time.
Gutters and runoff
We check the gutters, downspouts and drip edge to see whether water drains off the roof properly. Blocked or loose gutters can send water back under the edge.
Attic and ceilings, on request
If you say it's fine, we head into the attic to look for stains, wet insulation and light coming through the boards. We'll also check any ceiling marks you've spotted.
Photos, plus an estimate if needed
We hand over photos of what we saw and, when work is called for, a free written estimate you can hold onto and compare.

Signs It's Time to Have Your Roof Looked At

  • Water marks overhead

Any yellow patch or brown ring on a ceiling tells you water found a way in. The opening on the roof is often a few feet uphill from where the mark shows.

  • After a strong wind or heavy rain

Santa Ana winds can lift shingles and shift tile, and that damage often can't be seen from the ground. A check after a hard storm catches it before the next rain does.

  • Your roof is 20 years or older

Older roofs wear in ways you can't see from the yard. A close look tells you how much life is left so you can plan and budget.

  • Buying or selling a house

A clear report on the roof helps both sides know what they're dealing with before the deal closes.

  • Pieces in the yard or gutters

Broken tile, shingle bits or lots of granules in the gutters mean the roof is wearing faster than it should.

What an Inspection Covers, and What Drives Repair Prices

The inspection is free, and the written estimate is too. When we do find work, its price depends on what's really on your roof. Here's what changes it.

What's below the surface

Replacing one loose shingle is quick. If the decking under it is rotted, those boards have to be swapped out. You can't tell that from the yard, so we check first.

Type of roofing

Repairs on tile, asphalt shingle and flat roofs all cost different amounts. With tile, we often have to lift and reset pieces to get to the underlayment.

Roof size and slope

Larger, steeper roofs need more material and more time working in safety gear.

Fix it or replace it

When damage is spread across the roof, replacing it can be smarter than patching. As a GAF Certified Contractor, we can explain your replacement choices. Financing available through Service Finance Company, subject to credit approval.

How the Visit Goes

  1. 1

You set up the visit by phone

Tell us what you've noticed and any history you know about the roof. We pick a time that works for you.

  2. 2

    Ground first, then up top

We walk around your home first, then climb up and go slope by slope. We take pictures as we go, some close up and some wide, so you can tell where each problem sits.

  3. 3

    Findings on the spot

Back on the ground, we pull up the pictures and talk you through each one in everyday words. Some things are fine, some can wait and some need work. We sort them out for you.

  4. 4

A written estimate if work is needed

If a repair will do it, we say so. If the roof is near the end, we explain why and price a replacement. Nobody pushes you to decide that day.

Common Questions About Our Roof Checks

Is there a charge for the inspection?

It does. We come out, check the roof and walk you through our findings for free. If you want the work done, the written estimate is free as well, and you don't have to hire us.

How much time does it take?

Plan on about an hour. Large or steep roofs, or a trip into the attic, can add time. We'd rather be thorough than miss something.

Should I be there?

It's helpful, since we can show you the photos and answer questions on the spot. If you can't make it, we'll review the findings with you over the phone later.

Are you going to say I need a new roof?

Only when that's what the roof shows. Many roofs just need a repair or some maintenance, and we'll say so. When replacement is the right choice, we'll show you the photos that support it.

Will an inspection help my insurance claim?

Our photos and notes give you a dated record of the damage. We work directly with your insurance claim and can explain each step. Coverage is still up to the adjuster.
