Roof Leak Repair in Rossmoor
The wet spot on your ceiling is usually not where the water got in. It slides down the decking and along the rafters before it drips. We follow it back to the real entry point, show you pictures of what failed and hand you a written price before any work starts.
Finding the leak comes before fixing it
Most leaks we see have been patched before. Somebody put caulk on the spot above the stain, and it came back with the next rain. That happens because the patch went where the water showed up, not where it came in.
So we start with a careful look, on the roof and in the attic. We tell you what we found in plain words, with pictures. Then we tell you what the fix is. Sometimes it's a twenty-minute job on a cracked pipe boot. Sometimes the roof is near the end of its life and a patch won't hold, and we'll say so.
Our owner has 40 years of roofing experience, and most of that time has been spent chasing water. Our long, dry summers bake rubber and sealant, and the first winter storm is often when the damage shows.
What a leak repair with us includes
Attic and ceiling check
We look at the underside of the decking for wet wood, dark rings and rusty nail tips. That tells us how far the water has traveled and how long it has been going on.
Roof surface inspection
We walk the roof and check the usual suspects: pipe boots, flashing at walls and chimneys, valleys, skylights and vents. On tile roofs we lift tiles to see the underlayment beneath.
Water testing when needed
If the source isn't clear, we run a hose on one section at a time while someone watches inside. It's slow, but it ends the guessing.
Photos and a written estimate
You get pictures of the cause and a line-by-line price. Nothing gets torn off before you say yes.
The repair itself
We replace what failed, whether that's a boot, a run of flashing, a few shingles, cracked tile or wet decking. We use materials that match your roof, and as a GAF Certified Contractor we install GAF products the way the maker spells out.
Cleanup
Old flashing, nails and broken pieces leave with us. We sweep the yard and driveway before we go.

Signs your roof is letting water in
- Stains that grow after rain
- A brown ring on the ceiling that gets bigger or darker after each storm means water is still coming in.
- Damp smell in a closet or attic
- Musty air or dark spots on the attic wood often show up before any ceiling stain does.
- Peeling paint near the roofline
- Bubbling paint on upper walls or around a skylight can mean water is getting behind the flashing.
- Drips around fixtures
- Water at a light fixture or bathroom fan usually followed a pipe or vent down from the roof.
- Cracked boots or slipped tile
- If you can see split rubber around a pipe, missing shingles or a tile out of place from the ground, water has an easy way in.
- Overflowing gutters
- Clogged gutters can back water up under the roof edge and into the fascia. Our Gutters page covers that work.

What sets the price of a leak repair
Every leak is different, so we don't quote one until we've found the source. Once we know what failed, the price comes down to a few things. You see all of them on the written estimate.
- What failed
- A single pipe boot is a small job. Flashing that runs along a wall or around a chimney takes more time and material.
- Roof material
- Tile has to be lifted and reset by hand, and broken pieces matched. Shingle and flat roof repairs work differently and cost differently.
- Damage underneath
- If water has soaked the decking for months, those boards need to come out. We show you the wet wood before we replace it.
- Slope and access
- Steep pitches, two-story walls and tight side yards slow the work and can mean extra safety gear.
- Paying for it
- Financing is available through Service Finance Company, subject to credit approval. If a storm caused the leak, we work directly with your insurance claim.
Questions about roof leak repair
- Can you just patch the spot above the stain?
- We could, but it usually doesn't work. Water often enters several feet uphill from where it drips. We'd rather find the real entry point once than come back after every rain.
- Do I need a whole new roof if it's leaking?
- Usually not. Most leaks come from one failed part like a boot, flashing or a cracked tile. If the roof is worn out across the board, we'll show you and explain. Our Roof Replacement page covers that side of things.
- Why did my tile roof start leaking when the tiles look fine?
- The tile sheds most of the water, but the underlayment beneath it does the real work. That layer dries out and cracks over the years. We lift tiles to check it, and our Tile Roofing page goes into more detail.
- Will insurance pay for my leak?
- That comes down to what caused it. A storm that tore off shingles or cracked tile is often covered. Parts that simply wore out over the years generally aren't. We take pictures of the damage and work directly with your insurance claim, though the adjuster decides what gets paid.
- Do you work in nearby towns?
- Yes. Besides Rossmoor, we fix leaks in Los Alamitos, Seal Beach, Cypress, Long Beach and the surrounding area. Se habla español, so we can go over the work in English or Spanish.
